What Do We Do?
- Fortress Capital Partners (“FCP”) provide short-term bridging loans to borrowers for their property projects
- We do this by securing loans from people who want to invest, our “Partners”
- Our borrowers get fast, short-term access to the capital they need to complete their property projects
- While at the same time, our investors get access to highly attractive, guaranteed monthly returns, without taking the typical risks associated with investments such as stocks and shares or even direct investment into property or other asset class
What Borrowers Do We Lend To?
- At FCP we know that every borrower is different
- We have the flexibility to consider the broadest range of circumstances and the property market experience to recognize potential where traditional banks and other types of lenders see risk
- As long as there is a clear exit by way of a sale or refinance, which FCP will also be able to help with, we are happy to consider the loan, subject to criteria.

How Much Do We Lend?
- FCP loans are designed to provide a steady cash flow for short term projects that have a clear exit strategy
- Loans are available for up to 70% of the valuation of the project, including the cost of borrowing
- We charge a fixed rate of interest depending on the type and amount of loan required, with no exit fees, with a portion of this being paid out to our investors

- All of our loans are short-term (typically between 3-6 months), so your money stays liquid
- We charge our borrowers a fixed rate per month, out of which you receive your guaranteed return, subject to the amount you have invested with us
